To Chop or Not to Chop? Staging Your Home to Prep for Sale

If only it were as easy as deciding how to prepare your throw pillows! 

One of the toughest things I’ve found for sellers is literally wrapping their minds around the fact that they are selling. I often tell them, “you need to decide, to decide.” Once they have decided to move forward, the second most challenging thing is to begin the critical process of decluttering in order to even begin to think about “staging” or making your home list ready. 

  • Declutter and Depersonalize: Before you begin staging, the first step is to declutter and depersonalize your home. Remove personal items, family photos, and any clutter that might distract buyers. This allows them to visualize themselves living in the space, making it more appealing. Consider renting a storage unit if you need to store excess furniture or belongings temporarily.

    To attract potential buyers and secure a great deal, it's crucial to present your property in the best possible light. This is where home staging comes into play. Staging is all about creating an environment that makes your home feel more inviting, appealing, and market-ready. I work with my seller clients on various levels of the staging spectrum; from giving my opinions, bringing in a few items to a full stage of vacant properties. In this post, I’ll explore the art of staging your home to prepare for sale and offer practical tips to help you make a lasting impression on potential buyers. Remember, these are suggestions and not a mandatory to-do list. Let’s talk about your unique situation and go from there. 

  • Clean and Repair: A clean and well-maintained home is essential for creating a positive first impression. Thoroughly clean every room, repair any visible damage (e.g., leaky faucets, chipped paint), and make sure all appliances are in working order. This demonstrates that the property has been well cared for.

  • Maximize Curb Appeal: The first thing potential buyers see is the exterior of your home. Ensure your front yard is well-maintained, with trimmed bushes, fresh paint, and a clean walkway. Consider adding potted plants or flowers to create an inviting atmosphere.

  • Neutral Color Palette: Neutral colors like whites, grays, and soft beiges are popular choices for staging because they make your home appear more spacious and allow potential buyers to envision their own color schemes. Consider repainting if your current colors are too bold or outdated.

  • Furniture Arrangement: Rearrange your furniture to create a sense of flow and maximize the space in each room. Avoid blocking natural light sources and maintain a clear path for easy movement.

  • Remove Window Treatments: Although draperies and blinds may be practical for privacy and keeping out the cold, when it’s time to list I prefer to see them go. Good lighting can make a significant difference in how your home is perceived. By removing the majority of your window treatments, you maximize natural light. Your rooms and windows will appear larger and photograph better!

  • Accessorize Thoughtfully: Use accessories like throw pillows, artwork, and decorative items to add character and style to each room. However, don't overdo it; a little goes a long way. Less is often more in the world of home staging.

  • Highlight Key Features: Emphasize the unique and desirable features of your home. If you have a beautiful fireplace, make sure it's a focal point in the living room. If your kitchen is updated, showcase its modern amenities.

  • Freshen Up Bathrooms and Kitchens: Kitchens and bathrooms are often the most crucial selling points. Ensure they are clean and in good condition. Consider updating hardware, replacing outdated fixtures, and adding fresh linens and decorative elements.

Decluttering and staging your home is an essential part of the selling process. Remember…we are selling what we are selling, not what we are living in.
